Austin’s Housing Market – As Listing Grow

Austin Housing Market Sees Growing Divide Between Listings and Buyer Demand in 2025

As of May 21, 2025, the Austin real estate market is undergoing a significant transition, marked by a stark imbalance between new listings and homes going under contract. This year, 23,087 new residential listings have hit the market, the highest since 2004, while only 17,518 properties have secured pending contracts, resulting in a 5,569-unit gap—the largest in 21 years. This disparity is driving a rapid buildup of inventory across the region.

A key metric highlighting this trend is the New Listing to Pending Ratio, which divides new listings by new pending contracts. Currently, this ratio stands at 0.66 year-to-date and 0.54 for May, well below the 25-year average of 0.81. In balanced markets, a ratio of 0.75–0.85 indicates stable supply and demand. However, a ratio between 0.60 and 0.75 signals a softening market, and below 0.60, inventory surges significantly—a trend now evident in Austin.

This ratio serves as an early warning of market shifts, revealing supply pressure before it fully impacts sold prices, which are slower to reflect changes. With fewer homes going under contract compared to new listings, inventory accumulates weekly, pushing sellers to lower prices, especially in areas with reduced buyer interest.

Austin’s active listings currently total 16,948, just below the record high of 17,077 set earlier this week, with 51.2% of these listings experiencing at least one price reduction. This reflects a clear response to weakened demand. Neighborhoods like Liberty Hill, Leander, and Round Rock, once high-demand areas, are now seeing slower activity and higher inventory levels. The metro area’s Months of Inventory has reached 6.03, firmly establishing a buyer’s market.

This inventory surge is not just seasonal but structural, driven by demand failing to match the influx of new listings. As homes linger longer and new properties keep entering the market, price competition intensifies, leading to widespread markdowns. The median sold price in May 2025 is $460,000, down 16.36% from its May 2022 peak of $550,000, while the average sold price has dropped 12.15% from $681,939 to $599,087.

While sold prices lag behind listing trends, the New Listing to Pending Ratio provides real-time insight into market direction. A low ratio indicates fewer buyers committing to contracts relative to new sellers, fueling inventory growth and price reductions, which eventually pull down median and average sold prices.

This gap explains both the rising inventory and the downward pressure on pricing metrics, from list price cuts to final sale prices. While real estate is hyper-local, the New Listing to Pending Ratio highlights when broader trends start affecting specific neighborhoods. In 2025, it signals excess supply and declining demand.

Looking ahead, the market’s trajectory hinges on whether this ratio improves. Until it does, sellers face longer selling times, increased competition, and pressure to price competitively. Buyers, however, benefit from more options, negotiable prices, and greater bargaining power.

FAQ Section

What is the New Listing to Pending Ratio, and why does it matter?
The ratio compares new residential listings to properties going under contract in the same period, serving as a leading indicator of market health. A high ratio signals more listings than buyer activity, while a low ratio indicates strong demand. Austin’s current ratio of 0.66 year-to-date and 0.54 in May—below the 0.81 historical average—shows inventory is growing due to insufficient buyer contracts.

Why is Austin’s housing inventory rising so fast in 2025?
Inventory is increasing because new listings (23,087 year-to-date) far outpace pending sales (17,518), creating a 5,569-unit gap, the largest in over 20 years. This imbalance leads to unsold homes accumulating, raising Months of Inventory and intensifying seller competition, which triggers price reductions.
How does today’s market compare to past years?

The 2025 listing-to-pending gap is the widest since 2004, with the New Listing to Pending Ratio at its lowest in 21 years. Unlike the low-inventory, high-demand market of 2020–2021, where homes sold quickly, today’s market sees properties lingering and frequent price cuts, with 16,948 active listings nearing the record 17,077.

Will Austin’s sold prices keep dropping?
If current trends continue, sold prices are likely to decline further. May 2025’s median sold price of $460,000 is 16.36% below its 2022 peak, and the average sold price is down 12.15%. As lagging indicators, sold prices reflect inventory and contract trends with a delay. Ongoing high inventory and low contract activity will likely push prices lower.

What does this mean for Austin buyers and sellers?
Buyers enjoy more choices, less competition, and stronger negotiating power due to high inventory and frequent price cuts. Sellers must price strategically, expect longer market times, and possibly offer incentives. Monitoring metrics like the New Listing to Pending Ratio helps both parties navigate the market effectively.

We’ve worked with Christy on two separate investment property purchases, and she has been incredible. She didn't just help us navigate the buying process seamlessly—she also found quality renters for both properties! Christy goes above and beyond what you’d expect from a real estate agent. She is remarkably attentive, super quick to respond, highly detail-oriented, and knows the market inside and out. She made the entire investment process stress-free from day one through tenant placement. Highly recommend Christy and the HOME ATX team!

Christy is an exceptional realtor. From beginning to end, she helped my wife and I with all of our needs finding a new home. She gathered information about the type of home we wanted and performed research to ensure that we only looked at homes that met our needs. Once we began looking at properties, she was candid with her thoughts about prospective houses even if we had different ideas. This helped us make an informed decision and get a home that is perfect for our family. If you are looking for a home in the Austin area, you need to work with Christy!

Selling smarter, not harder- with Christy Dixon. We recently sold our 20-year-old home in Round Rock, and working with Christy Dixon with HomesATX was hands-down the best part of the whole process. From the very beginning, Christy was super friendly, easy to talk to, and made us feel totally comfortable. Her honest advice and steady support were exactly what we needed as sellers in a strong buyer’s market, with high interest rates, and with loads of competition. She helped us make smart decisions about what updates were worth doing and how to price the home right—and thanks to her strategy, we had a strong offer in less than 10 days. She really went above and beyond. From recommending great local contractors, to staying on top of every detail, to keeping us informed every step of the way—Christy was always one step ahead. She was super responsive and never left us hanging, no matter how many questions we threw her way. Selling a house can be stressful, but Christy made it feel manageable—and at times, even enjoyable. She knows the Austin area market inside and out and genuinely cares about her clients. If you're buying or selling in the area, do yourself a favor and call Christy. We’re so glad we did
