Investment Properties in Austin, TX

We've been getting a lot of requests for a cashflowing investment property in Austin.  The 1st problem with this request is that there have been very few (extremely few) multi-family properties built in Austin in the last 20 years.  So anything that is currently for sale is somewhat run down or now totally rebuilt and requesting a premium above what the rent can cover.

The 2nd problem is that we have close to 3% property taxes here in Austin.  That means even if you can find a property where the rent can cover the mortgage, it most surely won't be able to cover the property taxes as well.

The 3rd problem is that most out of state investors are unfamiliar with the above 2 problems and then want to have this property professionally managed by a 3rd party costing them another 10% of the monthly rent.

Regardless of the above issues, we still believe investing in Austin Real Estate is a great buy. But more often than not - you will need to put atleast 10% down to get it to atleast break even or cashflow.  Below are some properties that you might find investment worthy.
