Homes in the Village of Western Oaks have seen propreties appreciate nicely in the last 8 months for various reasons. First and foremost the Village is zoned as part of Austin Independant School District which funnels children into some of the best schools in Southwest Austin : Dan Mills Elementary, Clint Small Middle School, and Bowie High School. It is a quaint neighborhood community that offers hike and & bike trails, Dick Nichols Park, as well as quick access to Downtown Austin via Mopac, HWY 290, & HWY 71.

2 years ago marked the opening of the "Escarpment Village" shopping plaza off of Escarpment and Slaughter. This plaza is exactly what Legend Oaks, Western Oaks, and the Circle C communities have been deserving for years. With their own HEB, including a Central Market Cafe', Starbucks, Bank of America, Waterloo, and Satellite Cafe' within walking distance of their home, people are estactic about living in the Village of Western Oaks.
In November 2006, 18 properties sold for an average price of $115.64 per sq ft (roughly a $15 increase from 2005) with an average days on the market of 31 days. The homes ranged in square footage from 1459 ft to 3088 ft and the average home recieved 99% for their asking price, with several homes receiving offers above their asking price.
In December 2006, due to the Holiday, there were only 14 home sales at an average price of $110.91 per sq ft., with an average days on the market of 41 days. The homes ranged in size from 1742 sq ft to 3080 sq ft with the average home being over 2300 sq ft - hence the reduction in avg price per sq ft sold). The average home recieved 97% of their asking price with 2 homes receiving offers above their listing price.
