Building your dream home, no matter what home builder you choose, can be an exciting and stressful experience. The first step many people take after they decide they want to build is to immediately start looking for a lot or parcel of land of which to construct their home.  What they don't realize is that choosing the right lot goes far beyond just area and price.  The price of the land often does not reflect the complete cost of building a home, especially if you haven't even sat down with an architect to conceptualize your vision of the perfect home.  The list price of many lots do not include the hidden of preparing the land for home construction such as - the size of the foundation or slab that needs to be poored, utility access, vegetation removal, topography leveling, and home owner's association regulations.  This may seem daunting at first but an experienced realtor can help walk you through every step of the process.  Of course, if the cost associated with building your dream home does not matter, then begin searching for a lot now.

So, the first step you should take when you are looking to build your dream home is to sit down with an architect an have him put your vision on paper. This will allow you to identify what features of your home are most important and you will also receive feedback from someone that is experienced with structural engineering. 

The problem is most architects will charge you roughly $3-$5 a square foot to draw blue prints for your home.  So if you are building a 4000-5000 sq ft home, a set of blue prints could run you between $15-$25k. Not to mention that an architect will draw you whatever you want because they don't have to afford the home - you do. Drawing your home and building your home within budget are two different stories.

Here is how the process works:

We will set up a meeting, with you, their architect, and our partnering builder to work together and mark up the dozens of existing plans that they currently have in their portfolio. This will give you an idea of their style and what types of homes they have built in the past. It will also allow you to express your vision square foot by square foot to a professional architect, building off his suggestions and understanding what is or is not feasible.

Their architect will then incorporate your vision onto a first draft of blue prints for Your Custom Dream Home.

Upon completion of the first draft, we will all then reconvene and review the blue prints together, incorporating any changes that you feel necessary.

Our partnering architect will then go off and do another set of plans, with your revisions, ABSOLUTELY FREE!

If after reviewing the second set of plans you realize that you are not able to move forward with HomesATX, LLC and our partners, for whatever reason, you are free to terminate the relationship - no questions asked, without experiencing the financial burden of paying $25k for plans that won't work.
