Circle C Ranch and it's various subdivisions are well known for being the best master planned community in Southwest Austin offering homes ranging in price from $220k to over $500k. With the recent completion of Circle C West and Muirfield at Circle C as well as the start of the Meridian development - Circle C continues to grow and offer new home options with ease of access to Mopac and a great school system. 

There are currently 57 properties for sale in the various Circle C Communities at an average price of $125 a sq ft.  The average days on market for these active homes has been 40 days.

11 properties in Circle C have recently flipped from Active to Pending, with contracts expected to close here shortly.  The average days on market for these properties was 27 days at an average sq ft price of $132 a sq ft.

In the last 3 months 75 properties have sold in Circle C at an average price of $124 per sq foot with an average days on market of 32 days.

As mentioned in a previous post, Western Oaks and The Village at Western Oaks located between Convict Hill and Slaughter Lane, have been hot pieces of Austin Real Estate in the last year, having quite a bit to do with the construction of the new Escarpment Village Shopping Center that is home to such businesses as HEB, Starbucks, Bank of America, and Hollywood Video.

The Hill Country Galleria Mall  is officially open as of the Fall of 2007.  It is expected to become the new shopping mecca of southwest Austin.  The project which includes retailers - Ann Taylor, Ann Taylor LOFT, Eddie Bauer, Talbots, Coldwater Creek, Dillard's, Barnes & Noble and a Cinemark Theatres offers a shopping experience much like that of "The Domain" in North Austin, with it's village type atmosphere.

Outside of the retail shops, the Galleria will also feature a 1.3-million-square-foot lifestyle center, which includes a 30,000-square-foot City Hall, as well as an amphitheater and multifamily housing.

This past February, Trammell Crow Residential broke ground on 50 brownstone condos and more than 300 apartments. Another 150,000 square feet of office space is located above the Galleria's stores.

Economist: National real estate attention focused on Texas

Dealing in residential real estate in Austin? You are better off than you would be elsewhere around the country, according to a state economist. Texas continues to buck the trend of declining home sales that is sweeping the nation, aided by factors from net population growth to affordability, says Mark Dotzour, chief economist at the Real Estate Center at Texas A&M University. He says national attention is being focused on Texas as markets decline elsewhere around the United States. Austin Real Estate is further ahead of other Texas cities, with a very modest 3.2 months inventory of unsold homes, making it one of the tightest markets in the country. Still, recent figures show a slowdown in building permit activity in Austin, Dallas and San Antonio. Texas housing is still very affordable, Dotzour says, and the low tax structure and pro-business climate makes Texas a destination for corporate relocation for firms that are striving to compete in the global marketplace.
